Generally no. The model requires you to operate independently from day one — confident with valuations, negotiations and sales progression without an employer’s support structure. It is designed for agents who already have solid estate agency experience and want to run their own business. Mindset and values matter more than years served, but a strong grasp of the fundamentals is essential.
Earnings depend on your fee levels and how many sales you complete. As an illustration, at an average fee of £3,000 a partner completing four sales a month would generate around £108,000 in annual personal income, and six completions would be around £162,000. Higher average fees or volumes increase this significantly. Because you keep 75% of fee income and set your own fees, your earning ceiling is defined largely by your activity, consistency and local market position.

When contracts exchange, you raise a sales commission invoice through the Hortons Hub, which is issued to the seller’s solicitor for payment on completion. Once funds are received, you raise your own commission invoice through your limited company and upload it to the Hub for processing. The Hub gives you clear visibility of outstanding and completed payments at any time.
A property sale typically takes around four to six months from instruction to completion, so you should plan to cover your living expenses for roughly the first six months while your pipeline builds. Once completions start to flow, the financial pressure reduces significantly — but bridging that initial gap is essential to plan for properly.

Yes. Many partners structure their first three to six months with part-time, remote or contract work alongside their launch activity. This reduces financial pressure while the pipeline builds and can be phased out once income becomes predictable.
Yes. Partners operate through a limited company, which provides limited liability protection and can be more tax efficient. You register the company with Companies House, either online for a small fee or through an accountant — and instructing an accountant early is strongly recommended.

Yes. Portal enquiries and direct enquiries into Hortons are qualified by head office and assigned to the partner whose territory they fall within. Inbound leads are best viewed as supplementary, however — consistent prospecting remains the main driver of growth.
Business generation is the most important skill in the model, and it is a core focus of Hortons’ onboarding. Early activity typically includes targeted direct mail, door knocking in focused areas, local networking, a consistent social media presence, and reconnecting with past clients and contacts. Over time, prospecting becomes more systemised, and as your reputation and pipeline build, referrals and organic enquiries increase. In the early stages you generate momentum; later, momentum generates business.
Partners run their business on a selected software stack: Street as the core CRM and pipeline platform, Spectre for prospecting, Canva with branded templates for marketing, Kotini for client onboarding and compliance, Slack for internal communication, and Google Workspace for email, storage and calendars. The internal Hortons Hub handles invoicing, payment tracking and compliance documentation. For sale boards are included as standard.
In the early stages most partners manage sales progression themselves — it keeps costs down and strengthens client relationships, since you are alongside clients through negotiations, surveys and completion. As volume grows, some partners outsource or employ a sales progressor to free up time for winning instructions, while others choose to keep progression in-house. Accountability sits with you; how you resource it is a strategic decision that can evolve as you grow.
Yes. You set your own hours — there is no mandated rota or office requirement, and you structure your week around your life. Realistically, the early months require hard work and consistent effort to build momentum, but flexibility increases as your pipeline and reputation mature.
Yes. As your business grows, you can hire administrative support, a sales progressor or additional agents within your own limited company. The structure allows you to expand while maintaining brand standards.
Yes. Lettings is an optional additional income stream. You set up your own lettings and management limited company and run your own processes, listing rental properties through the Hortons platform. You keep 100% of the lettings and management income you generate, with Hortons charging a £200 + VAT fee per lettings listing.
The process has six stages: an initial explore call, a more detailed in-depth meeting, a new partner questionnaire, a formal offer confirming your territory and terms, signing the licence agreement, and then onboarding and launch. It is deliberately structured around mutual fit — Hortons grows carefully and prioritises alignment over speed.
Onboarding starts with a welcome webinar, followed by an in-person content day at the Hortons studio in Leicester, where launch material — including a ‘meet your local agent’ video and professional photography — is produced. The following days cover systems, strategy and launch planning through the Hortons Academy and live webinars. About a month after launch, you join a ‘One Month On’ webinar with other new partners to reflect on early wins and lessons.
