No. If you own properties across different parts of London, there is no reason you should have to deal with a different estate agent for every postcode. I work with landlords and property owners across London and the South East, giving them one trusted point of contact whether they need to sell, let or manage a property. For portfolio landlords in particular, I believe this can make owning property considerably simpler.
One portfolio, five properties, four estate agents?
On a recent LinkedIn post I spoke about a landlord with five properties spread across four London boroughs. Traditionally, that could mean dealing with four different estate agents. Four sets of contact details. Four different ways of working. Four people to chase for updates. And potentially four completely different levels of service. I don’t think it needs to work that way. Over more than 20 years working in estate agency, I’ve worked across many different parts of London and dealt with everything from individual flats and family homes to investment properties and larger landlord portfolios. Today, through Hortons, I can use that experience without being restricted by the boundaries of a traditional high-street branch. That means a client can speak to me about selling a property in Wandsworth, letting another in Enfield and managing an investment in Westminster. The postcode changes. Their estate agent doesn’t.
Why does having one estate agent across London matter?
For me, the biggest advantage is continuity. When I have worked with a client for some time, I understand much more than the details of an individual property. I know what they are trying to achieve, how they like to communicate, their attitude towards pricing and risk, and often their longer-term plans for their portfolio. That knowledge doesn’t disappear simply because their next property happens to be five or ten miles away. It also means there is clear accountability. When you want an update, you know who to call. From the initial valuation and marketing strategy through viewings, negotiations and ultimately completion or a successful letting, I remain your point of contact. For overseas landlords and property owners, I think this is particularly valuable. Managing several London properties from another country can already be complicated enough without having to build a separate relationship with a different agent for every property.
I’m Philip Davenport, an estate agent with more than 20 years’ experience across the London property market, working with Hortons. I help sellers, landlords, portfolio owners and overseas clients across London and the South East with sales, lettings and property management.
If you have properties across several areas and would like one point of contact to look after them, I’d be very happy to have a conversation.
