Is Now a Good Time to Sell in South-West Leicester?

In short, yes, I believe it is a good time to sell in South-West Leicester — but only if your home is priced and marketed correctly. Over roughly the last six months, I’ve listed eight properties across my area of Aylestone, Blaby, Enderby, Narborough and Littlethorpe, with an average agreed sale in just 30 days and 99.7% of the asking price achieved, showing that great results are still accomplishable.

What I’m seeing in the market

Across South-West Leicester, I’m finding that buyers are still very much out there. They may be more price sensitive, but when the right property comes along, they are prepared to move quickly.

The homes attracting the strongest interest tend to be those that are priced realistically and presented well from the start. We focus on getting the photography right to make the home look as appealing as possible and then setting a price which both draws buyers in and leaves us in a strong position to negotiate a deal our sellers are happy with. Buyers have plenty of properties to compare at the moment so high-quality photography and a smart pricing strategy makes all the difference.

The average time to secure a buyer in Leicester ranges from 70 to 85 days depending on where you are in the city, with properties requiring a price reduction taking over three times longer to reach this milestone.

A recent example was a property I had the pleasure of marketing on Plantation Avenue in Aylestone. After discussions with the seller, we priced it at Offers Over £325,000. It attracted 10 viewings, 6 offers and achieved over the asking price within 16 days.

What this means for you

If you’re thinking about selling, I wouldn’t necessarily wait for the market to change. There’s no formula to work out when exactly market activity will rise or fall so trying to ‘time it’ is more luck than skill.

You must make the most of what is in front of you and we do that by focussing on the aforementioned factors, the content and the pricing strategy.
