Southern Breeez, Brighton Marina Village
Brighton

Creative professionals, downsizers and weekend escape seekers will love life afloat at Southern Breeez, where smart design meets calm marina living and wide sea view sunsets. Set in a prime berth, this is a rare chance to own a truly special retreat. The layout is carefully planned to make the most of light and space, creating a bright home that feels modern yet welcoming. The open plan lounge is generous, with six full height windows and wide sliding patio doors leading onto the lower terrace. Natural light fills the room, and the close connection to the water gives the space real character. Curtains frame the patio doors, while blinds to the side and porthole windows offer privacy when needed.
The corner kitchen sits neatly within the living space, finished in white units with black mineral worktops. There is good preparation space, and everything is within easy reach. The four burner induction hob, electric oven and extractor hood are integrated for a clean finish, while the undercounter fridge keeps the lines simple. Extra floor sockets and double USB points add convenience, and three pendant lights above the breakfast bar bring warmth in the evenings.
To the rear, the main bedroom enjoys a patio door opening directly onto the deck, perfect for morning coffee with a sea view. An additional floor to ceiling window brings in even more light. There is space for a full size double bed and wardrobes, creating a calm retreat. The second bedroom also accommodates a double bed and wardrobe, making it ideal for guests or a home office.
The shower room is well arranged, with a white vanity unit and sink, sliding shower door enclosure and larger shower tray for comfort. The electric flush toilet with macerator pump is designed for easy marina living, and a towel rail keeps the room warm and dry.
Outside, the lower terrace works much like a private garden, offering space for seating and outdoor dining. Electric sockets on the front deck add flexibility. A spiral staircase leads to the roof terrace in 316 marine grade stainless steel, where the elevated sea view is especially striking at sunset. This upper deck feels like an extra living space above the water.
Built by Waterlodge UK, known for expert marine construction, the lodge sits on polyethylene covered catamaran style hulls for stability and longevity, supported by a galvanised steel frame to resist wear in the water. Electricity is metered so you only pay for what you use. Each lodge has its own fresh water tank and a 1000 litre black water tank, pumped out for a small charge. Ownership is straightforward, similar in feel to freehold, with no lease, just an annual mooring fee which includes parking, gated access, 24 hour security, CCTV, WiFi, luxury shower and laundry facilities, bike storage, fresh water and waste disposal.

Brighton Marina adds greatly to the appeal. Officially opened by HM The Queen in 1978, it is now a lively waterfront destination with a working harbour and over 1500 berths. Residents enjoy a wide choice of restaurants, cafés and boutiques, along with a supermarket, bowling alley and multiplex cinema. The marina also provides a boatyard and fuel berth, making everyday life practical as well as enjoyable.
A short journey along the seafront brings you into central Brighton and Hove, where Regency and Victorian period buildings sit alongside independent shops and busy cafés. East Brighton Golf Club is close by, and the nearby village of Rottingdean offers coastal walks and traditional pubs. Brighton Station, under two miles away, provides direct links to London, while the A27 offers easy road access towards Gatwick Airport and beyond.
Southern Breeez combines the independence of owning outright with the managed ease of marina living. There is no large garden or land to maintain, yet you still enjoy private outdoor space across two generous terraces. For buyers seeking a detached style home with real character and a beautiful sea view, this Waterlodge offers a lifestyle that stands apart from the ordinary.

In accordance with current legal requirements, all prospective purchasers are required to undergo an Anti-Money Laundering (AML) check. An administration fee of £40 per property will apply.
