Flat 17
De Montfort Court

A two-bedroom apartment situated in an iconic period conversion dating back to 1879 in the heart of Stoneygate. Bright, airy and meticulously refurbished with excellent attention to detail from the current owner, the property has undergone a lengthy programme of renovation over the last 10 or so years to create a modern and stylishly appointed family home. To name a few, the renovation includes installation of gas central heating with period radiators, a full rewire, a modern electric fire fitted in the living room, new carpets, floor tiles, laminate flooring and Karndean style soundproofed flooring, modern fitted spotlights, alongside a stylishly appointed kitchen and shower room, alongside newly fitted double glazed kitchen window and secondary glazing on all other windows with the added benefit of stylish shutter-blinds to the front of the property. Overall, a comprehensive programme of refurbishment which in turn has created a beautifully appointed apartment in the heart of Stoneygate.

Accommodation, in brief, comprises a deceptively spacious entrance hall that provides dual access to all the living quarters. The living room boasts high ceilings, picture rails and three original timber-framed sash windows to the front bay overlooking Stoneygate Road complemented with the recent addition of modern shutter blinds. Sympathetically designed with a modern interior throughout, the living room is one of the standout features of the apartment and is presented in excellent condition. The stylishly appointed fitted kitchen presents ample surface preparation area, an electric Neff double oven, space for relevant appliances (the washing machine to be included in the sale) and a double glazed window to the side aspect. The master bedroom is presented in excellent condition and boasts the same shutter-blinds found in the living room alongside a bright and airy finish with modern flooring whilst bedroom two boasts floor-to-ceiling sash windows to the rear aspect, stylish pendant lighting and space for free-standing bedroom furniture. A modern and recently fitted three piece family bathroom completes the accommodation on offer. The property has the additional benefit of an extended lease of 150 years starting from 2012 alongside an allocated car parking space to the front of the development. Apartments of this calibre that are presented in excellent condition throughout whilst having the added benefit of generous lease and allocated car-parking are very rare visitors to the open market.

Early interest comes with the agents highest recommendation to avoid disappointment.
