Adderbury

Tucked away within a wonderfully secluded position in the heart of Adderbury, The Old Laundry is a charming Grade II Listed character cottage, set within approximately 0.93 acres of beautiful gardens and grounds, including a small paddock area. An incredibly rare find in this highly sought after village.

The property combines an abundance of period character with practical and versatile accommodation for modern family living. A characterful pathway leads through the grounds to the cottage, opening into the kitchen/breakfast room, fitted with a range of handmade wooden units, a Belfast sink, stylish ‘Smeg’ range cooker, and space for a range of appliances. From here, the accommodation flows naturally into the dining room, creating a lovely sociable space for family life and entertaining, with further access to the utility room and downstairs shower room.

The sitting room is particularly inviting, centred around an open fireplace with a Clearview wood-burning stove, while flagstone floors, exposed beams, window shutters and original fireplaces throughout the property add further to its charm and character.

Upstairs, the principal bedroom enjoys a wonderful triple-aspect position and benefits from an en-suite bathroom. The remaining accommodation is served by a family bathroom, which also features underfloor heating.

Outside is where The Old Laundry really comes into its own. A driveway provides parking for several vehicles, with pathways leading through the beautifully established gardens. There is a productive vegetable plot, an ornate greenhouse and a small stream running along the boundary, together creating a wonderfully peaceful and established setting.

Beyond the main gardens, the grounds continue through a wooded area to a further enclosed paddock, surrounded by mature trees and shrubs and enjoying a particularly private and secluded feel. Extending the overall plot to approximately 0.93 acres, this additional space offers fantastic versatility and could make an ideal children's play area, space for chickens or simply an opportunity to embrace a more self-sufficient lifestyle. There is scope, subject to relevant planning consents and permissions to create a separate dwelling in this space, or substantial outbuilding.

Adderbury is one of North Oxfordshire's most sought-after villages, offering an excellent range of amenities, popular public houses and a strong sense of community. The village benefits from Christopher Rawlins Primary School, while The Warriner School in nearby Bloxham is also within easy reach. There is convenient access to the M40 at Junctions 10 and 11, with Banbury providing a mainline railway station offering direct services to London Marylebone in under an hour.

The Old Laundry represents a rare opportunity to acquire a beautifully characterful home in a genuinely tucked-away and peaceful setting, with extensive gardens and grounds providing an exceptional lifestyle opportunity within one of the area's most desirable villages.
