Holbrook Road
Leicester

Set behind a modest forecourt and framed by a traditional bay, this three bedroom bay-fronted Victorian terraced house is a carefully retained and sensitively extended example of late Victorian domestic architecture commonly found in South Knighton. Its façade gives little away; beyond it, a sequence of spaces unfolds with a considered interplay between period detailing and contemporary intervention.

The plan is anchored by two principal reception rooms, arranged in a classic linear formation. The sitting room occupies the front, where a bay window draws in soft, diffused light, illuminating original features including panelled walls, a picture rail and a fireplace with a traditional surround. Timber flooring runs underfoot, continuing through to the adjoining dining room, reinforcing a sense of cohesion and flow between the spaces.

To the rear, the house opens out into a markedly contemporary volume. A full-width extension introduces a long, linear kitchen and living space, defined by its vaulted ceiling and punctuated by skylights and expansive bi-fold doors. These apertures dissolve the boundary between inside and out, drawing light deep into the plan and establishing a strong visual connection with the garden. Materials are deliberately restrained: tiled floors, sections of exposed brickwork and simple cabinetry lend the space a tactile, understated quality, while a central breakfast bar acts as both anchor and threshold within the room. Ancillary spaces, including a utility room and WC, are neatly integrated along this axis, maintaining the clarity of the ground-floor arrangement.

Upstairs, the first floor is arranged around a galleried landing, from which three bedrooms and a shared shower room are accessed. The principal bedroom spans the width of the house, its proportions enhanced by dual windows. A freestanding roll-top bath is positioned within the room itself, an intentional gesture that blurs the boundary between private retreat and functional space. Two further double bedrooms are more modest in scale, each quietly detailed and oriented towards the rear. Above, a boarded loft room is accessed via a paddle staircase, offering a flexible volume suited to work or studio use, with roof-lights framing views of the sky.

Externally, the garden has been landscaped as a series of defined zones. Immediately to the rear, a paved terrace extends the footprint of the kitchen, creating an outdoor room for dining. Steps lead down to a secondary level, where planting, lawn and hard landscaping are interwoven to form a layered and enclosed setting. Readily available on-street parking is found directly outside the property. Overall, the result is a house that balances preservation with adaptation, where original fabric is respected, and contemporary additions are expressed with clarity and restraint.

Location:

Holbrook Road lies within a well-established residential enclave to the north-west of Leicester, an area characterised by late Victorian and Edwardian terraces arranged along tree-lined streets. The neighbourhood has a strong sense of continuity, with consistent architectural rhythms and a predominantly residential atmosphere, while remaining closely connected to the city’s commercial and cultural centre. The area is particularly well placed for access to Leicester City Centre, which offers a broad range of independent retailers, cafés and cultural institutions. Landmarks such as Leicester Cathedral and the King Richard III Visitor Centre reflect the city’s layered history, while more contemporary venues, including the Curve Theatre, contribute to a vibrant arts scene. Everyday amenities are within easy reach. Nearby neighbourhood parades and local shops provide convenience, while larger retail destinations such as Highcross Leicester extend the offering. Green space is also a defining feature of the area; Knighton Park and Victoria Park with its formal gardens is a short distance away and offers a valuable sense of openness within the urban grain. Transport connections are well established. Leicester Railway Station provides regular direct services to London St Pancras and other major cities, while the A50 and A6 offer convenient road links both into the centre and beyond.
