Nutshell Cottage
Vicarage Close

This charming stone built cottage has been significantly updated over the last 24 months and now offers a lovely blend of contemporary living and character features, together with a superb south west facing rear garden, garden office and two allocated off road parking spaces.

Located within the delightful Conservation village of Shotteswell, the cottage is set back from the lane with attractive steps rising to the front garden. A paved pathway leads to the front door and a small patio area, while the front lawn is well stocked with attractive flowers and shrubs. A door opens into the porch, where there is a useful cloakroom and a cupboard housing the recently fitted Worcester boiler. A further door leads through into the sitting/dining room.

This is a particularly lovely room and the heart of the home, with a feature Inglenook fireplace housing a log burner, exposed ceiling beams and those fantastic oak double glazed windows. There is plenty of space for both comfortable seating and dining, while the character features give the room a wonderfully cosy feel. A part glazed door leads out to the rear garden, while a second door opens into the kitchen, which is fitted with a range of solid timber cabinets and attractive worktops.

To the first floor are three bedrooms and a shower room, with the main bedroom benefiting from a good range of fitted wardrobes. The landing also provides access to the loft space, which has been boarded and offers potential to create further bedroom or living accommodation, subject to the necessary consents.

Outside, the rear garden is a real highlight of the property. Adjacent to the rear of the cottage is a patio area, perfect for sitting out and enjoying the garden, while attractive stone steps lead up to the main garden. The garden is considerably larger than you might initially expect and, being elevated, enjoys beautiful views across the village and surrounding countryside. Its south west facing aspect also means it catches plenty of sunshine throughout the day and well into the evening.

A new outbuilding has also recently been erected within the garden and is currently used as a home office. It has electricity connected and WiFi comfortably reaches the building, making it a genuinely useful space for working from home, hobbies or a variety of other uses.

It is worth noting that whilst the garden is an exceptional feature of the property, offering a wonderful degree of privacy, beautiful views and plenty of outdoor space, there are steps leading from the patio up to the main garden which may be worth considering for those with mobility requirements.

The property is connected to mains water, electricity and drainage. There is no mains gas to the village of Shotteswell, so the heating is currently provided by oil.

NOTE - When driving to the property, the cottage is down Bury Court Lane, and is one of the cottages on your right hand side. For easy parking, do use the space opposite the house on the left side of the lane.

In accordance with current legal requirements, all prospective purchasers are required to undergo an Anti-Money Laundering (AML) check. An administration fee of £40 per property will apply.
