West Lodge Tottingworth Park
Broad Oak

Guide £850,000 - £875,000

West Lodge is a beautifully reimagined former lodge house, thoughtfully extended and comprehensively renovated to create an exceptional family home that effortlessly combines period charm with contemporary living.

Rebuilt and remodelled to an exacting standard, the property has been transformed with a new first floor, roof, windows, doors, electrics, plumbing and heating, while carefully preserving the character and craftsmanship that make it so distinctive.

Occupying an enviable position with gardens backing directly onto open farmland, the property enjoys a wonderful sense of privacy and far-reaching rural views across the Rother Valley. Every detail has been carefully considered, from the quality of the finishes to the sympathetic architectural features, resulting in a home that is both elegant and practical.

The welcoming entrance hall, with flagstone flooring and underfloor heating, sets the tone for the quality found throughout the home. At its heart is the magnificent triple-aspect kitchen/dining room, flooded with natural light and designed for modern family life and entertaining. A striking central island is complemented by granite worktops, an extensive range of bespoke cabinetry and a superb collection of integrated Miele, Siemens and Bosch appliances.

Two sets of bi-fold doors open directly onto the terrace, seamlessly connecting the indoor and outdoor living spaces.

Adjoining the kitchen is a practical utility and boot room with direct garden access, together with a contemporary ground floor shower room.

The original lodge provides two beautifully proportioned reception rooms, each offering its own character. The principal sitting room enjoys a triple aspect and is centred around an impressive wood-burning stove, creating a warm and inviting atmosphere, while the second reception room overlooks the rear garden and provides an ideal family room, snug or home office.

A fully tanked cellar beneath offers valuable additional accommodation and is currently utilised as a study, although it would lend itself equally well to hobbies, storage or a dedicated workspace.

The bright first floor landing is illuminated by conservatory-style roof windows and leads to four generous double bedrooms, all benefiting from fitted wardrobes or built-in storage.

The principal suite enjoys lovely views across the surrounding countryside and gardens and is complemented by a luxurious en-suite shower room featuring twin wash basins, a large walk-in shower and underfloor heating.

Three further double bedrooms are served by an equally well-appointed family bathroom, complete with a bath, separate shower enclosure, twin wash basins and underfloor heating, providing comfortable accommodation for both family and guests.

West Lodge is approached via a private driveway serving Oak Hall, over which the property benefits from a right of access, leading to generous off-road parking.

The landscaped gardens wrap around the property, with a sandstone terrace providing an ideal setting for outdoor dining and entertaining. Predominantly laid to lawn, the gardens enjoy established hedging, mature planting and an attractive woodland backdrop, creating a peaceful and private setting.

Backing directly onto open farmland, the rear garden enjoys an exceptional outlook and a wonderful connection with the surrounding countryside. A substantial detached workshop, complete with power, offers excellent storage or workshop space.

A secluded wooded area offers exciting potential as electricity, drainage, plumbing and wifi are laid to the area offering further scope for ancillary accommodation, subject to the necessary consents.
